‘Abandoned’ town to get a Ten Million pound makeover

In London the government has desperately trying to find ways to increase the amount of housing in order to keep up with demand, however in the north of the country there are so many uninhabited houses that whole areas are now practically ghost towns. The Daily Mail reported yesterday that a town called Wooknock in the Accrington area of Lancashire currently has rows upon rows of houses that are unoccupied and run down, whereas one hundred years ago the town would have had a […]

Don’t blame the landlord

A tax expert and former landlord insurance policy holder says landlords should not be criticised for taking a commercial approach to their business just because tenants are finding their rents going up.
Mike Warburton has seen both sides of the landlord “coin” and says while there is little doubt that property owners with tenants are experiencing a boom period at the moment, it is not always like that, explaining “It’s not much fun being called on a Saturday evening by your tenant to be told that […]

Tenant arrears a problem for new landlords

A leading landlord organisation is urging so called “accidental landlords” to ensure they get adequate landlord insurance cover as they start out in their new career.
According to Richard Lambert, Chief Executive of the National Landlords Association, “accidental landlords” (property owners who find themselves renting out their property because they can’t sell it or afford to live in it) often find themselves in financial trouble quickly because they have no experience in the letting business. He specifically pinpointed tenant arrears as a problem they have difficulty […]

Fees hike expected to see more students in rent arrears

Research has shown that private landlords have seen a worrying increase in rent arrears among students over the last academic year. The situation is expected to get even worse as hikes in student fees the coming term will leave most students with even less money to pay the rent.
However, the research from Mydeposits, a Government authorised tenancy deposit protection scheme, also shows that seven in ten landlords are optimistic about future investment prospects for student lets, and 25% expect to be adding a student property […]

A report out yesterday from the UK’s leading building society showed the biggest one month fall in house prices for more than three years as the difference between prices in May and June fell by more than 0.6%. Helping Private Landlords will also Help to Revitalise the Private Housing Sector

Landlord Assist, the nationwide tenant eviction and referencing firm, has urged the coalition Government to offer better tax incentives to private landlords in an effort to stimulate more investment in the private sector and also help with the current housing crisis in many parts of the UK.
Private landlords currently pay income tax on all rental profits and then they pay capital gains tax on any profit made if they sell a property. This means many landlords are facing tax bills of up to 29% of […]

Landlords Urged to Buy Correct Level of Insurance Cover

Accidental landlords and first time entrants into the property rental market are being warned about the dangers of not having the correct type of landlord insurance.
The warning comes after the continued financial downturn sees many people reluctantly become landlords when they can no longer afford to live in their own home and can’t manage to sell it. David Lawrenson works for a leading online letting agent and says many people coming into the rental sector look to keep their overheads to a minimum and don’t […]

Landlords Could Lose Under 25 Market if New Housing Policy is Introduced

Property investors with an interest in landlord insurance believe new Government proposals aimed at the jobless, could have a serious impact on the livelihood of many buy-to-let investors.
Provisions in the new Welfare Bill mean unemployed people under the age of 25 will have their housing benefit cut. Whereas before young unemployed people renting in the private sector received Local Housing Allowance (LHA) in accordance with their rent, they now only receive LHA to the equivalent cost of someone renting a room in a shared house.
