Being a landlord is sometimes a tough business especially when the media often portrays them in an unsavoury light; money grabbers, greedy and negligent. We all know though this isn’t the case but as a result landlords have to prove themselves. Usually you would expect tenants to have to prove themselves however they seem to be the ones pushing landlords to prove their honesty. Receipts
If you have incurred any costs that you are expecting to pass onto your tenants then keeping your receipts is essential. Usually your tenants will just pay up the amount you say however there will be the odd exception that will want proof. Receipts are great because they show the time the work or object was bought and the amount and the majority of people will accept this as a reasonable source.
Savings
Of course, when it comes to business you want to be saving as much money as possible in order to make as much money as possible. However, if you do manage to secure a good value deal you must make sure this saving is passed on to your tenants. This not only helps build up a good relationship with your tenants it also shows you are trustworthy. Although they still might request to see a receipt.
Documents
Make sure you have your licence, landlord insurance information or credentials on you when showing potential tenants around. People don’t like to ask for this information but they do like to see it. By having it to hand, it shows you are proud of what you’re doing as well as your legitimacy.
